Moving to Arizona: Which East Valley City Is Right for You?

Mesa. Gilbert. Chandler. Queen Creek. Apache Junction. Tempe. Gold Canyon, Scottsdale, Paradise Valley, and Fountain Hills. Each one has its own personality, its own price point, and its own kind of life. Here are my recommendations on how you choose yours.

If you are relocating to the Phoenix metro area, you have probably already figured out that "Phoenix" is not really one place. It is a sprawling constellation of cities, each with a distinct identity. And nowhere is that more true than the East Valley. I've lived in the East Valley most of my life, and I'm sharing all about what this area has to offer.

I have been selling real estate across this stretch of Arizona for seven years. I grew up here, went to ASU, and have watched these cities grow and evolve in real time. When a buyer calls me and says, "I am moving to the Phoenix area, where should I look?" my first question is always: what kind of lifestyle do you live? What do you do throughout the week?

Because the answer to that question almost always points to a specific city. This guide is designed to help you figure out which one is yours.

Mesa | Arizona's Most Underrated City

Established · Diverse · Central

Mesa is the third largest city in Arizona and one of the most misunderstood. People hear "Mesa" and sometimes picture the suburbs of twenty years ago. What they find when they arrive is a city with a thriving downtown arts district, a diverse food scene, proximity to every major freeway, and home prices that still make sense.

Mesa is my home base for a reason. It sits at the center of the East Valley, meaning you can be at Saguaro Lake in 30 minutes, at a Diamondbacks game in 20, and at the airport without the soul-crushing traffic of the west side. The neighborhoods here range dramatically, from historic bungalows near downtown to newer master-planned communities in the east Mesa corridor near the Superstitions. That range is a feature, not a bug. There is a Mesa for almost every budget and lifestyle.

Mesa is also where the new construction market is booming. Communities like Eastmark and Madera are bringing fresh inventory and amenities that are redefining what "east Mesa" means. If you want value, location, and upside, Mesa consistently delivers all three.

Best for: First-time buyers, growing families, ASU parents and grads, move-up buyers, outdoor lovers, value seekers

Gilbert | The Family Gold Standard

Top-Ranked Schools · Polished · Competitive

If schools are your primary decision driver, Gilbert is probably your city. I raised my family in Gilbert for the schools. Gilbert consistently ranks among the top school districts in Arizona, and that reputation has made it one of the most in-demand real estate markets in the entire state. The demand is real, and so is the competition at offer time.

The Heritage District is Gilbert's charming, walkable downtown, with excellent restaurants, local boutiques, and a community energy that feels genuinely warm. Gilbert strikes a balance that is hard to find: it is suburban enough to feel safe and settled, but it has enough dining, entertainment, and community programming to feel alive. Its restaurants are on par with, and many the same as, those in Scottsdale. I like to call Gilbert the family-friendly Scottsdale.

The trade-off is price. Gilbert commands a premium, and inventory moves fast. If you are relocating with school-age children and you want the best public school options in the East Valley, budget accordingly and be ready to make decisions quickly.

Best for: Families with kids, school-focused buyers, move-up buyers, professionals, community-oriented buyers

Chandler | Tech Corridor Meets Lifestyle

Corporate Hub · Walkable Downtown · Growth

Chandler is where the East Valley's economic engine lives. Intel, Lucid Motors, Microchip Technology, and dozens of other major employers are headquartered or have major operations here. If you are relocating for work in the semiconductor, tech, or advanced manufacturing sectors, there is a real chance your office is in Chandler.

Downtown Chandler is one of the East Valley's best kept secrets: a genuine walkable district with a farmers market, independent restaurants, and a calendar full of community events. It has the kind of local character that most planned suburbs struggle to manufacture. There is a mix of local and chain restaurants that don't disappoint.

Neighborhoods in Chandler range from established homes with mature trees and larger lots to sleek newer builds on the south part of town. It is a city that works well for renters transitioning to buyers, for dual-income professional couples, and for people who want a balance of urban amenity and suburban comfort.

Best for: Tech professionals, dual-income couples, young professionals, renters buying first home, food and culture seekers

Queen Creek | The New Construction Capital — Fastest Growing City in the US

Land · Space · New Builds · Growth

Queen Creek is where you go when you want more. More land. More house. More breathing room. It is the fastest-growing city in the East Valley and one of the fastest-growing in the entire country, and for good reason: buyers get substantially more square footage and lot size for their money compared to Gilbert or Chandler.

The community is genuinely charming. Queen Creek has a small-town identity it has worked hard to preserve even as its population grows. The Olive Mill, equestrian properties, farm-to-table culture, and newer master-planned communities like Bridle Ranch and Legado give the city a distinctive character. Families love it here, and so do buyers who want new construction without the cookie-cutter feel of a pure production builder community.

The honest trade-off is commute. If your employer is in Tempe or Chandler, the drive is manageable. If you are headed to the west side regularly, build your commute math carefully before you commit.

Best for: Space seekers, new construction buyers, families with land goals, horse properties, remote workers

Apache Junction | The Breakout Market

Raw · Scenic · Undervalued · Rising

Apache Junction is the most underrated market in the entire East Valley, and I say that as someone who sells here regularly and watches buyers discover it with genuine surprise. Sitting at the base of the Superstition Mountains, Apache Junction has a rugged, authentic Arizona character that the more polished cities to the west simply cannot replicate.

The landscape here is stunning. If you want to wake up with the Superstitions in your window, if you want access to the Peralta Trailhead and the Lost Dutchman State Park as part of your everyday life, Apache Junction delivers that at price points that are still accessible. This is not a city that has been fully discovered yet, and that is exactly where the opportunity lives.

New construction is arriving in Apache Junction for the first time in a meaningful way. Communities like Ironwood Station, Blossom Rock, and Radiance are bringing modern product to a market that previously had limited options. They even have affordable townhomes for first-time buyers. If you are a buyer who wants Arizona's most dramatic scenery without Arizona's most aggressive price tags, Apache Junction deserves a serious look. I have been saying this for years, and the data is starting to catch up.

Best for: Outdoor enthusiasts, value buyers, early movers, investors, desert lifestyle seekers, retirees

Tempe | Urban Energy, Sun Devil Soul

Walkable · Vibrant · ASU Adjacent · Dense

Tempe is the East Valley's most urban city, and it earns that designation. Mill Avenue, Tempe Town Lake, a thriving arts and music scene, and the energy that comes from being home to Arizona State University make Tempe a city that genuinely hums. If you are someone who wants walkability, nightlife, cultural programming, and the ability to get almost anywhere by bike or light rail, Tempe is your answer.

From a real estate perspective, Tempe is dense, competitive, and expensive relative to the rest of the East Valley. Single-family homes are available but rare. Condos, townhomes, and high-density housing are the dominant product types, and they move quickly. The buyer for Tempe is typically a young professional, an ASU affiliate, or someone intentionally choosing urban living over suburban scale.

The city is also a strong rental market if investment is on your radar. Demand from the ASU community ensures consistent occupancy in the right properties. I've helped several ASU parents secure housing for their student while they earn their degree.

Best for: Young professionals, ASU community, urban lifestyle buyers, condo buyers, investors, no-car lifestyle

Gold Canyon | Arizona at Its Most Beautiful

Luxury · Serene · Scenic · Golf

Gold Canyon is where you go when you have done the busy season of life and you are ready for something quieter, more beautiful, and more intentional. Nestled against the Superstition Mountains just east of Apache Junction, Gold Canyon is one of Arizona's most scenic communities and one of its most peaceful.

The real estate here skews toward larger homes, golf course properties, and luxury builds with views that stop you in your tracks. The Superstition Mountain Golf and Country Club is a centerpiece of the community. Many Gold Canyon buyers are semi-retired or fully retired, drawn by the natural beauty, the quieter pace, and the proximity to world-class hiking and outdoor recreation.

It is not a city for commuters or for buyers who need urban amenity nearby. It is a city for people who know exactly what they want and have earned the right to choose it.

Best for: Retirees, golf lifestyle, luxury buyers, scenic views, second homes, snowbirds

Scottsdale | Where Luxury Meets Lifestyle

Upscale · Resort Living · World-Class Amenities

Scottsdale is the East Valley's most recognizable name on a national stage, and it lives up to the reputation. World-class golf, a thriving arts district, Old Town's restaurant and nightlife scene, and some of the most stunning resort-style communities in the country make Scottsdale a destination that attracts buyers from across the country and around the world.

The real estate market here is broad, which surprises a lot of people. Yes, Scottsdale has ultra-luxury estates and gated golf communities with price tags to match. But it also has entry-level condos, mid-range townhomes near Old Town, and a wide range of neighborhoods that appeal to buyers at very different price points. The key is knowing which part of Scottsdale you are shopping in, because north Scottsdale and south Scottsdale are genuinely different markets.

South Scottsdale sits closer to Tempe and Mesa, is more accessible from a price standpoint, and has a grittier, more eclectic energy. North Scottsdale is where the luxury compounds, the desert contemporary estates, and the private golf club communities live. If your budget and lifestyle point north, there is truly nothing else like it in the East Valley. The Cactus Corridor has some of the most elegant new build luxury estates.

Best for: Luxury buyers, golf lifestyle, second home buyers, retirees with means, buyers relocating from coastal markets, short-term rental investors

Fountain Hills | Small Town Feeling, Big Arizona Views

Scenic · Quiet · Community-Oriented · Underrated

Fountain Hills is one of those places that people stumble into and never want to leave. Built around one of the world's tallest fountains on a picturesque lake, this small town sits at the edge of the McDowell Mountains with views that are genuinely hard to believe on a clear Arizona morning.

The community here is tight-knit in the best way. Fountain Hills has a strong local identity, a charming downtown with local shops and restaurants, and a calendar packed with community events and outdoor festivals. It attracts buyers who want the proximity to Scottsdale without the Scottsdale price tag, and those who prioritize natural beauty and quality of life over urban convenience — a bit more quiet, with close access to Scottsdale.

From a real estate perspective, Fountain Hills offers strong value relative to neighboring Scottsdale. The product mix includes single-family homes with desert views, hillside properties with dramatic elevation changes, and golf course communities. The commute to central Phoenix requires a bit of planning, but for buyers who work remotely or have flexible schedules, the trade-off is an easy one to make.

Best for: Remote workers, retirees, nature lovers, buyers priced out of Scottsdale, community-focused buyers, snowbirds

Paradise Valley | Arizona's Most Exclusive Address

Ultra-Luxury · Private · Prestige · Quiet

Paradise Valley is in a category entirely its own. Tucked between Scottsdale and Phoenix, this small incorporated town has no commercial development by design. No strip malls, no big box stores, no apartment complexes. Just estates, resort hotels, and some of the most valuable residential real estate in the entire state of Arizona.

The homes here are exceptional. Sprawling desert contemporary compounds, Mediterranean estates with mountain backdrops, architect-designed residences on multi-acre lots. Paradise Valley is where CEOs, professional athletes, and executives plant their Arizona roots. The entry point is high and the inventory is limited, which is exactly the point.

If you are relocating at the top of the market and you want privacy, prestige, and a property that holds its value through any market cycle, Paradise Valley is the conversation. It is not a city you browse casually. It is a city you buy intentionally.

Best for: Ultra-luxury buyers, executives and high-net-worth buyers, privacy seekers, buyers from coastal luxury markets, estate property buyers

The Bottom Line

There is no wrong answer in the East Valley, only the wrong answer for you specifically. The best thing you can do before you start touring homes is to get honest about what actually matters: your commute, your school priorities, your lifestyle preferences, and your budget ceiling.

Once you have those four things locked in, the right city usually becomes clear pretty fast. And once you know your city, we can start narrowing down the neighborhoods, the builder communities, and the specific homes that are the best fit for you.
